Early Bird Reservation

An early-bird reservation allows you to pre-reserve a particular plot without the price or property being formally released for full reservation. You are then given first refusal on this plot when it is released for sale. A £300 deposit for 1-3 bedroom homes or a £500 deposit for 4-5 bedroom homes is required to secure the Earlybird but this is fully refunded if you are unable to proceed to full reservation within the agreed timeframe.

Reserving a property

In order to reserve one of our homes you will need to be fully proceedable, this means being sold subject to contract on your existing property or having the funds available to purchase the property, this can be via a valid mortgage offer. You will be invited to a full reservation appointment with one of our sales negotiators who will run through the process with you and answer any questions that you may have. You will be required to put down a reservation fee of either £500 or £1000 at this appointment.

Exchange of contracts

It can take approximately six to eight weeks from reservation of your new home until the exchange of contracts. This does depend on the progress of the conveyancing process which will be carried out by your solicitor.

Solicitor

Yes, a solicitor will support you by answering questions you may have about buying a property and will deal with the legal paperwork throughout the process. If you don’t already have a solicitor in mind, or have never purchased a home before, make sure to choose your solicitor carefully. Our well equipped sales team will be able to provide recommendations if you’re unsure of which solicitors to use. 

 

Appliances Included

All of our properties include an induction hob, extract chimney and single oven in the kitchen as standard. Depending on the home you choose you may also have an integrated dishwasher, fridge freezer, double oven and wine cooler. If these are not included within the standard specification of your chosen home then you may be able to include these as an optional upgrade.

Optional Extras

Yes, although our homes come with an extremely high specification as standard, there is the opportunity to select optional extras to further enhance your home.  All optional extras are payable at point of order and are non-refundable.  Our sales negotiator will have a comprehensive list of all potential upgrades.

Timeline

When you reserve with us you will be provided with an estimated legal completion date. This will become a firm date as the legal process progresses.

After Sales

Our robust after sales policy ensures that you will continue to receive a high level of service even after moving into your new home. You will receive a six month and two year check and also have the comfort of the LABC structural warranty that comes with every one of our homes. Emergency

Your home user guide, which is provided on the day you move into your new home, includes contact details of our after sales team. In the unlikely event of an emergency such as a water leak or loss of electricity or heating, you will be able to reach one of our team who will attend to the issue.
