At SJ Roberts Homes, the support doesn’t stop once you are in your new home. To give you peace of mind, every SJ Roberts Homes is sold with a 10-year structural warranty provided by LABC covering your home for a *wide range of structural defects.
Whilst it is not expected, on the rare occasion that a structural defect occurs, your home will be covered for required remedial works, and this will be arranged and managed by the experts at LABC so you don’t need to worry.
Defects Insurance will cover the first 2 years of the warranty, and the remaining 8 years will be covered by Structural Insurance.
A structural default is classed as fault in the design or construction of a loadbearing portion or waterproofing of a building such as the following examples:
You won’t need to do anything to arrange the warranty; SJ Roberts Homes will provide you with a Certificate of Insurance providing you with cover against structural defects for the first 10 years.
Should you choose to sell your property in the next 10 years – the warranty will remain valid for any new owners within the first 10 years (from date of completion).
*The Warranty does not cover general wear and tear, condensation, normal shrinkage, cosmetic damage or damage arising from failure to maintain the property.
Please note: the LABC Warranty is not an alternative to Building Insurance. It is highly recommended that all homeowners have appropriate building and contents insurance in addition to the LABC Warranty.
